1. Boards That Flex or Feel Soft
Step on every board, not just the ones you normally walk on. If a board flexes, bounces, or feels spongy, moisture has likely gotten into the wood. Soft spots are one of the clearest signs of rot and should be replaced before they spread to the joists underneath.
Quick tip: Push a small screwdriver into a suspicious board. If it sinks in easily, that board needs to come out.
2. Wobbly or Loose Railings
Railings aren’t just for looks — they’re a safety feature. If you can shake a railing post with one hand, the fasteners or the post base may be failing. This is especially important if you have kids, pets, or host gatherings.
3. Rust Stains or Popped Fasteners
Nails and screws that have popped up above the board surface are a tripping hazard and a sign the wood around them has shrunk or shifted. Rust streaks running down your boards usually mean the original hardware wasn’t rated for outdoor use.
4. Gaps Where the Deck Meets the House
The ledger board — where your deck attaches to your house — is the single most important structural connection on the whole deck. Gaps, water stains, or daylight showing through this joint can mean the connection is failing, which is a serious structural issue, not a cosmetic one.
5. Faded, Splintering, or Discolored Wood
Florida sun and humidity are tough on untreated or unsealed wood. Graying, splintering, or algae growth means the protective seal has worn off. At this stage, refinishing might still save the deck — but waiting longer often means replacement instead.
Repair, Refinish, or Rebuild?
Not every issue means starting over. Depending on what we find, options usually include:
- Board replacement for isolated soft spots or damage
- Refinishing (cleaning, sanding, staining/sealing) for weathered but structurally sound decks
- Railing and fastener repair for safety issues
