Signs It’s Time to Replace Your Windows and Doors

Windows and doors take a beating in Tallahassee’s climate — humidity, heavy rain, and long stretches of heat all work against seals, frames, and hardware over time. Here’s how to tell if you’re due for a repair or a full replacement.

1. You Can Feel a Draft Near a Closed Window or Door

Stand near the frame on a windy day. If you feel air moving even though everything is shut, the seal has likely failed. Drafts don’t just mean discomfort — they mean your AC and heater are working overtime, and your energy bill is paying for it.

Quick tip: Hold a lit candle or a strip of tissue paper near the frame. If it flickers or moves with the window closed, air is getting through.

2. Fogging or Moisture Between the Glass Panes

If you have double-pane windows and see fog, haze, or condensation trapped between the panes (not on the surface), the seal has broken and the insulating gas has escaped. This can’t be cleaned — it’s a sign the window itself needs replacing, not just the glass.

3. Windows or Doors That Are Hard to Open, Close, or Lock

Wood frames swell and shift with humidity. If a window sticks, a door drags on the floor, or a lock doesn’t quite line up anymore, the frame may be warped or the foundation settling around it. Occasional sticking is normal — persistent, worsening resistance usually isn’t.

4. Visible Rot, Warping, or Soft Wood

Press a screwdriver gently into the wood around a window sill or door frame. If it sinks in easily, moisture has gotten into the wood and rot has started. Left alone, this spreads and can eventually compromise the surrounding wall structure.

5. Rising Energy Bills With No Other Explanation

Windows and doors are one of the biggest sources of energy loss in older homes. If your cooling costs have crept up over the past couple of years and nothing else has changed, failing seals and single-pane glass are common, often-overlooked culprits.

6. Outside Noise Feels Louder Than It Used To

Deteriorating seals and thinning glass let in more than air — they let in sound too. If traffic, neighbors, or weather suddenly seem noisier through a closed window, that’s often a sign the seal or glazing has degraded.

7. Visible Damage to the Frame or Hardware

Cracked frames, rusted hinges, broken sash cords, or locks that no longer catch aren’t just cosmetic issues — they’re security risks. A door or window that doesn’t latch fully is one of the easiest entry points for a break-in.

Repair or Replace?

Not every issue means a full replacement. As a general guide:

  • Repair usually makes sense for: a single failed lock or hinge, minor caulking gaps, one damaged screen, or cosmetic wear on an otherwise solid frame.
  • Replace usually makes sense for: fogged double-pane glass, widespread rot, persistent drafts across multiple windows, or frames that are warped enough to affect operation.

Don’t Let It Wait Through Another Florida Storm Season

Failing windows and doors don’t just cost you comfort and energy efficiency — in Tallahassee’s storm season, they’re a real vulnerability. Watson & Sons Carpentry repairs and replaces windows and doors for homeowners across Tallahassee, and we’ll give you an honest read on what actually needs replacing versus what can be fixed.
